Getting ready to put your home on the market and hoping to sell quickly? To date, the team at Renovation Realty has renovated and sold close to 150 homes in San Diego, with homes on the market for an average of 28 days.
To get your home ready for a speedy sale, we recommend four tips:
- Improve outdoor living spaces: The California Association of Realtors reports that 54 percent of women and 46 percent of men say their top attribute in a home is an outdoor living space. Our team at Renovation Realty has seen a growing demand from buyers who want appealing outdoor living spaces when searching for the perfect home. Adding decks, patios, garden sitting areas and outdoor dining spaces are great ways for homeowners to add value to their home prior to selling and capture buyers’ attention once the house is on the market.
- Trust your agent’s recommendations on listing price: Many homeowners can get stuck on a number and not listen to their real estate agent’s advice. Your agent should know what price will get your home sold. If you don’t understand his or her recommendation, ask how that number was established. If you are unhappy with your agent’s price, voice your opinion. Ask if there are any home improvements that could be made to increase the value of your home.
- Stage your home: According to a study by the Real Estate Staging Association, staged homes tend to sell up to 70 percent faster than non-staged homes. You can either hire a home stager or do it yourself. Before showing, clean up your home, remove excess furniture and décor, remove clutter, and consider repositioning furniture to be more welcoming.
- Use the season you sell your home to your advantage: Adjusting your home to fit the season gives home buyers a consistent atmosphere when entering your home. During the summer have all blinds open, curtains pulled to the side or taken down, bright-colored floor rugs, etc. In the winter or fall add warm touches to your home like candles, a burning fireplace, throw blankets, and warm colors to make the home feel cozy.
