3 Reasons Your Home Isn’t Selling as Fast as You Thought it Would

3 Reasons Your Home Isn’t Selling as Fast as You Thought it Would

There are so many factors at play during a real estate exchange, that it’s hard to pinpoint any exact reason why a home isn’t selling. Still, certain practices on the side of the seller and their agent might be deterring several buyers. By stepping their game up, sellers can raise the chances of the home being sold sooner rather than later. The following are the top 3 reasons your home isn’t selling as fast as you thought it would.

It Isn’t Being Presented Well

With the internet, presentation is everything, especially when advertising a big product like a home. A lot of buyers these days base their decisions entirely on what they see in the advertisement. That said, if the home’s pictures are not up-to-par, buyers won’t be attracted enough by the listing to pay a visit. Since online presence is so important, sellers should look into working with a professional photographer for the pictures of their property. Many real estate agents offer this service as a given when working with them. Even so, if the realtor’s photographer didn’t do a good job of capturing the beauty of a home, the seller can always offer their own input in suggesting a reshoot or perhaps working with a different photographer.

The Open Houses Could Be Better

When accepting buyers into one’s home, all the bases need to be completely covered. Nothing is worse for a buyer than to enter a house that is obviously unkempt, with a foul odor running through it, especially when they are otherwise ready to move forward with the listing. At the very minimum, sellers need to ensure that their home smells fresh and fragrant, that it’s completely tidy, and that all design aspects are arranged in a free-flowing way. The intention here is for the buyer to enter the home and feel as though they’re being presented with a breath of fresh air.

The Agent Is Not Pulling Their Weight

Most of the responsibility of a home sale falls on the real estate agent’s shoulders. When houses for sale in the Bay Area aren’t being sold despite the market being hot, it might be due to a lack of effort on the agent’s part. There’s plenty of incentive for agents to be active during the selling process, but the fact is that some agents are simply more hungry than others in pursuing buyers. Sellers who are under tight time constraints should keep an eye on the work ethic of their real estate professionals. There’s no need to make any major decision too early; however, if too much time has passed without any activity, and the fault seems to be the realtor’s, it might be time to start considering another professional.
